Xero for Landlords 2026 — MTD, Property Income and How It Works

Most MTD software is built with sole traders in mind. Landlords — especially those with both rental income and a self-employment business — often find that the mainstream tools either ignore their property income or handle it poorly.
Xero is one of the exceptions. It explicitly supports UK property income under MTD for Income Tax, makes it straightforward to track rental transactions separately from business income, and submits the combined quarterly update HMRC requires.
Why landlords need to think carefully about MTD software
Under Making Tax Digital for Income Tax, landlords must submit quarterly updates covering all qualifying income — which includes both gross rental income and gross self-employment income. HMRC adds these together to determine your threshold (over £50,000 from April 2026).
This creates a specific challenge: most accounting software is built for one income type. If your software handles only self-employment, you cannot use it to submit your property income figures. You either need software that handles both, or you need two separate tools linked together — which adds friction and cost.

How Xero handles property income
Xero gives landlords a dedicated property income tracking structure within the same account you use for your business:
Rental income tracking: You record rental receipts as income transactions under a property income category. If you have multiple properties, Xero's tracking categories let you segment by property — useful for understanding which properties are profitable.
Property expenses: Mortgage interest (subject to the restriction to basic rate relief), letting agent fees, maintenance and repairs, insurance, and other allowable property costs are recorded against the relevant expense categories.
Quarterly submissions: When HMRC requires your Q1 update, Xero compiles your self-employment income and expenses alongside your property income and expenses into a single submission. You do not need to submit separately for each income source.
Bank feeds: If you have a dedicated property management bank account — or if all rental payments go through your main business account — Xero's bank feed imports transactions automatically regardless of source.
Your MTD quarterly update must include all qualifying income — both self-employment and UK property income. If you have both, your software needs to handle both. Xero does. FreeAgent also handles this combination well. If you are a pure landlord with no self-employment income, a dedicated landlord platform such as Hammock may suit you better.
Xero for landlords with no self-employment income
If you are a pure landlord — rental income only, no trading business — Xero still works well, though some landlord-specific platforms offer a more tailored experience.
What Xero does well for pure landlords:
- Property income and expense categorisation

- Reporting on rental yield and profit by property (with tracking categories)
- Accountant access if you have a property accountant managing your portfolio
What dedicated landlord platforms add:
- Tenancy management (lease dates, rent review schedules, deposit tracking)
- Rent arrears tracking
- Property-specific legal notices and documents
If you manage more than a handful of properties and want tenancy management built into the same system, Hammock or Landlord Studio are worth considering. If your priority is accounting accuracy and MTD compliance with a well-supported platform your accountant will recognise, Xero is the stronger choice.

- At year end, both income streams feed into your End of Period Statement and Final Declaration
This single-account approach avoids the complexity of managing two separate software subscriptions and ensures HMRC receives a consistent, complete picture of your income.
